At the forefront of office design
Australia's first solar paneled facade.
The address is exciting and evolving, central to Melbourne's most vibrant business, cultural and entertainment precincts and with immediate access to key transport networks and employment hubs. The architecture and design translate to a valuable business investment, integrating premium health, wellness and workplace, delivered from ground to rooftop.
PIONEERING WORKPLACE DESIGN
Propelled by new technology and the expectations of a modern
generation, the eight-level building elevates environment,
workplace wellbeing and the local built landscape.
Developed to respond to the escalating climate crisis,
the innovative glazing and architectural design will
revolutionise sustainability outcomes and leave a legacy of
providing healthy and socially conscious design.
The exterior and interior design achieves elegance through
restraint. Using a clarity of space and quality materiality,
strong ideas are executed with rigorous detail.
From the rooftop terrace gardens and meeting rooms to the
amenity rich ground level with lobby, café and end-of-trip
facilities; each floor provides inspiration for a variety of
different work settings and social interactions, both
indoors and outside.
Technological advancements are discreetly embedded within,
so each level delivers a warmly inviting, connected future
of the workplace - intelligent and flowing with creativity,
sunlight and fresh air. Considered floorplans provide for
half floor, whole floor or multi-level occupancy with
layouts that include shared and individual desks, meeting
spaces and areas to lounge and relax. For meaningful
interactions, collaboration and growth, it's an
environment for world's best-practice companies to
thrive.
LOBBY PROGRAM
The lobby delivers a series of moments that commence on entry and continues to develop across the ground floor. Moving from the threshold to the lift lobby, the internal zones are spacious and refined with soft lighting features to highlight the textural details of the natural materials. The amenity rich ground floor also includes end-of-trip facilities and café with considered attention to detail.
550 Spencer is a generational project to stand the test of time, at the forefront of ESD advances and sustainable technology to redefine the workplace experience. A long list of notable environmental credentials will attract businesses with a mission to pursue an energy efficient and an environmentally sound future.
ESD INNOVATION LEADER
The building's faceted exterior uses a north facing,
photovoltaic glazing system to capture solar energy. Glass
windows are south facing to reduce solar heat gain,
optimising the potential of the system. The energy
harvesting capacity is significant, at fifty times that of
rooftop solar panels on standard house. The system will
enable the building to save an estimated 70 tonnes of carbon
emissions annually.
Workplaces and building
amenity are underpinned by a host of sustainable
technologies ranging from renewable energy sources and
energy efficient process, to water harvesting and recycling
systems, innovative window masses and natural ventilation.
Biophilic design incorporates plant-filled terraces to
provide green outlooks and linear floorplates allow for
natural light access for all workstations. It's where
function, purpose and environmental benefits are realised
today and well into the future.
Fast Facts
COMPLIMENTING YOU
The amenity of 550 Spencer has been considered to support the routines, time and day of staff. From stunning end-of-trip facilities to the welcoming lobby space, an on-premise cafe and expansive rooftop, all spaces respect that a modern workplace is more than a place to work, but a place to strive and should be seen as extensions of home.
END OF TRIP
CHANGE FACILITIES
To encourage an active building community, a suite of high-grade, end-of-trip facilities that rival any luxury, health club are available for occupants. Spacious zones with tactile marbled walls, timber finishes and mirrored and metal details underpin a sophisticated design. Anchored by a large, central beauty station, the amenity also includes 25 secure lockers, multiple private bathroom pods with 6 showers and toilets, elegantly fitted change areas with steam press and hanging racks created as elements of the design profile.
BICYCLE STORAGE
A substantial offering of 48 lockers and 60 bicycle park spaces encourages commuters to cycle to work and reduce travel carbon emissions. The parking area is conveniently situated beside the lockers and change areas, and easily accessed on the ground floor.
ROOFTOP
The rooftop terrace is accessible and open to all, designed to bring the building community together across indoor and outdoor spaces. Ideally occupied at all times of the day and across all seasons, it is a social landscape with flexible meeting or events rooms to network or relax in nature surrounded by views. Seating booths are nestled around the leafy garden beds that skirt the rooftop while central, grassy mounds provide an opportunity to take a break under a shady tree. There are endless options for a cross pollination of the building's occupants or hosting a memorable meeting, an inspiring lunchtime collaboration or drinks after work.
SUBSTANCE AND SIMPLICITY
Each of the seven office floors offer
customisable layouts for sole tenant
or split tenancy options, as well as
multi-level occupancy. Open plan design
is collaborative with shared desk areas,
team planning zones, private individual
booths, meetings rooms, a relaxed
lounge area and kitchenette facilities.
The rectilinear floorplans provide
360-degree outlooks and layouts
ensure desks are 10m or closer to
the floor-to-ceiling perimeter glazing
surrounding each floor.
Detailed design considers aesthetics
and function to create a sense of ease
and comfort for users. Raised timber
floors conceal electricals running
beneath for greater flexibility in office
layouts; exposed ceilings increase
volume and reflect light; operable
windows allow for high air quality
providing natural ventilation to every
floor. The design connects people to
each other and to place, creating a
happier, healthier and more productive
business environment.
Flexible floorplates
Open plan, hybrid spaces are designed to inspire and adapt to diverse layouts. Half floor, full floor and multi-level options allow for collaborative and break-out zones, areas for focussed team planning and quiet working spaces.
